Most people arrive at mini splits through one specific room: the garage that’s unusable from May to October, or the addition that never got put on the ductwork.
The Florida room that was screened in, then enclosed, and never got put on the ductwork. The bedroom over the garage that runs eight degrees warmer than the rest of the house no matter where the thermostat sits. The office above a shop. The converted attic.
The instinct is to fix it by making the main system work harder, turning the thermostat down so the one bad room becomes tolerable, which overcools everywhere else and runs up a bill to solve a problem in one room. A ductless mini split is the alternative: a system that conditions that space and only that space, on its own control.
What a mini split is
An outdoor compressor unit connected to one or more indoor units by a small refrigerant line, a three-inch hole through the wall rather than ductwork. Each indoor head has its own thermostat.
The indoor unit is usually a wall-mounted head, but ceiling cassettes, floor-mounted consoles and slim ducted units that hide in a soffit are all available where a wall head would be intrusive. We install cassettes as well as wall heads, which matters in rooms where nobody wants a box above the window.
Single-zone means one outdoor unit serving one indoor head. Multi-zone means one outdoor unit serving several, each independently controlled. Useful when three rooms have the same problem and you’d rather not put three condensers outside.
Where it’s the right answer
- Garages and workshops. The most common request we get. Uninsulated, west-facing, and never on the duct plan.
- Additions and enclosed porches. A room added to a house is usually added to a duct system that was sized before it existed.
- Rooms over garages, and converted attics. More heat gain than a duct branch sized for a standard bedroom can offset.
- Older homes without ductwork. Retrofitting ducts into a house that never had them is invasive and expensive.
- Offices and small commercial spaces. Server closets, back offices, treatment rooms.
- A room somebody needs at a different temperature. A nursery, a shared bedroom, a home gym.

If your whole house is uncomfortable, a mini split is usually the wrong tool. Ducted central air is generally more cost-effective for conditioning an entire home, and multi-head systems large enough to cover a whole house often price above a central replacement while putting an appliance on the wall of every room.
If the problem is one hot room in a house with good ducts, get the ducts checked first. A crushed, disconnected or badly sealed branch is a cheaper fix than a new system, and we’d rather tell you that than sell you a mini split you don’t need.
Against the alternatives
vs. a window unit
Quieter, far more efficient, doesn’t block the window or compromise security, and it’s permanent rather than something stored in a garage each winter. It costs meaningfully more up front.
vs. a portable
Not close. Portables vent through a hose that pulls hot air back into the room they’re cooling. They are for renters who have no other option.
vs. extending ductwork
Usually less disruptive and often less expensive, and it doesn’t reduce airflow to the rooms already on the system.
vs. central AC
Central wins on cost per conditioned square foot for a whole home. Mini splits win decisively for one to three specific spaces.
What installation involves
Mounting the indoor head, setting the outdoor unit on a pad or wall bracket, running the refrigerant line, condensate drain and control wiring through a small wall penetration, then evacuating and charging the system and commissioning it.
Most single-zone installations are done in a day. Multi-zone takes longer. The line set can run a considerable distance, so the outdoor unit doesn’t have to sit directly outside the room, worth knowing if the obvious spot is a patio you use.
Installation quality matters more on these than on central systems. A line set that hasn’t been properly evacuated, or a system charged by guesswork rather than to specification, will underperform from day one and fail early. The equipment is rarely the reason a mini split disappoints.

Questions Clearwater homeowners ask about mini splits
How much does a mini split cost?
It depends on capacity, how many zones, the indoor unit type, and the run length. Single-zone is the entry point and multi-zone scales from there. We quote after seeing the space. The wall, the outdoor location, and the electrical are what move the number.
Does it heat as well as cool?
Yes. Mini splits are heat pumps and reverse in winter, which in this climate is more than adequate for the handful of cold nights a year.
How loud is it?
The indoor head is very quiet, quieter than a refrigerator. The compressor is outside.
Do I need electrical work?
Usually a dedicated circuit for the outdoor unit. We'll tell you at the quote if the panel needs attention.
Can one outdoor unit run several rooms?
Yes. That's a multi-zone system, with each room independently controlled.
Will it dehumidify?
Yes, and most have a dedicated dry mode. In a garage or an enclosed porch that is often as valuable as the cooling.
Do you service mini splits you didn't install?
Yes, including maintenance.
