Redington Shores
Air Conditioning Services in Redington Shores, FL
Redington Shores is a small, quiet barrier island community between Indian Shores and North Redington Beach. Mostly residential, mostly condominiums, and every outdoor unit exposed to Gulf salt air year-round. We are based in Belleair, about 10 to 15 minutes from Redington Shores.
Redington Shores sits along Gulf Boulevard between Indian Shores to the north and North Redington Beach to the south. It is one of the smaller barrier island communities in Pinellas County; a quiet, predominantly residential town with a housing stock that is largely condominiums and townhomes.
The air conditioning challenges are the same as every barrier island: relentless salt exposure, high humidity, systems that run most of the year, and condominium associations that govern where equipment can be placed. Williams Air Solutions is based in Belleair, a short drive across the Intracoastal, and includes Redington Shores in our regular barrier island service area.
What Redington Shores does to air conditioning systems
Constant salt exposure on a narrow island
Redington Shores is narrow enough that every building is close to the water. The Gulf sits to the west and the Intracoastal Waterway to the east, and the salt in the air reaches every outdoor condenser unit regardless of which direction it faces.
The corrosion pattern is the same across the barrier islands: aluminium fins on the condenser coil pit and crumble first, reducing the unit’s ability to reject heat. The copper tubing corrodes more slowly but eventually develops pinhole leaks. A regular freshwater rinse (included in every maintenance visit) is the most cost-effective intervention.
Condominium-dominated housing
Much of Redington Shores is condominiums and townhomes, which means air conditioning work often involves coordination with an association. Equipment placement rules, screening requirements, rooftop access protocols, and noise restrictions are all standard considerations.
We handle this coordination routinely. For installations that require crane access to a rooftop or equipment on a shared balcony, we work directly with building management to schedule the work and meet association requirements.
Systems that run unmonitored
Seasonal residents and rental properties are common along this stretch of the barrier islands. When no one is in the unit, the system runs to prevent mould and humidity damage; but problems develop unnoticed. Twice-yearly maintenance catches what nobody is there to hear or feel.
Air conditioning services we provide in Redington Shores
AC Repair
Diagnosis first. We test the system before quoting anything. On the barrier islands, salt corrosion is the most common cause of refrigerant loss, but it is not the only one; and the right repair depends on whether the coil is still worth saving.

Questions Redington Shores residents ask
How far is your shop from Redington Shores?
About 10 to 15 minutes. Redington Shores is one of the closer barrier island communities to our Belleair shop. We cross over from the mainland regularly to service systems along this section of Gulf Boulevard.
My condo association requires equipment screening. Is that something you handle?
Yes. Many Redington Shores condominiums have rules about outdoor equipment placement, screening, and noise. We coordinate with associations on these requirements as part of the installation process; it's a normal part of coastal HVAC work for us.
Do you service the buildings along Gulf Boulevard?
Yes. Redington Shores is mostly condominiums and residential properties along Gulf Boulevard. We service individual condo units with their own systems, as well as building-level commercial equipment when the association contracts that work.
How often should I have maintenance done on a beachfront system?
Twice a year; once before the cooling season starts (March or April) and once midway through (September or October). On the barrier islands, the maintenance visit includes a freshwater rinse of the condenser coil, which is the most important step for slowing salt corrosion.
Can you install a mini split in my condo?
In most cases, yes. Many Redington Shores condos have rooms or additions that the central system cannot reach effectively. A ductless mini split adds targeted cooling without running new ductwork. We check with the association about outdoor unit placement before proceeding.
