Tierra Verde is surrounded by Tampa Bay on the east and Boca Ciega Bay on the west, with the Gulf just beyond. Unlike some inland-facing properties that get partial shelter, every outdoor unit on Tierra Verde sits in salt-laden air from multiple directions. Condenser coils corrode (aluminium fins first, then copper tubing) and the degradation is cumulative.
Regular rinsing with fresh water is not optional for any air conditioning system on Tierra Verde. It is the single most effective step to extend condenser life. We include it in every maintenance visit and recommend property owners rinse between visits, especially during windy winter months when salt deposition is heaviest.

Limited commercial access
Tierra Verde has minimal commercial development, which means most HVAC companies rarely have a reason to be in the area.
