The aluminium fins on the condenser coil corrode first; pitting and crumbling until the coil can no longer reject heat efficiently. The copper tubing follows, developing pinhole leaks that drain refrigerant slowly.
This happens faster here than in most of Pinellas County. A regular freshwater rinse of the outdoor unit is not cosmetic maintenance; it is the most effective thing you can do to extend system life on this island. We include it in every maintenance visit.
Older building stock, tight mechanical spaces
Many of Madeira Beach’s condominiums and single-family homes were built in the 1960s and 1970s, when air conditioning equipment was smaller and building codes were less demanding. Mechanical closets are tight, balcony equipment enclosures leave little clearance, and ductwork was sized for a smaller cooling load than the building now carries.
When these systems need replacement, the new equipment may not fit the old space without modification. We assess this during the site visit and present options; including ductless mini splits for spaces where conventional equipment is impractical.

How fast can you get to Madeira Beach?

My AC outdoor unit is on a salt-crusted concrete pad. Is that a problem?
The salt crust on the pad itself is cosmetic, but if the condenser coil has a similar buildup it is actively corroding. We check coil condition during every maintenance visit and include a freshwater rinse. On Madeira Beach, this is the most important step in extending your system's life.
Can you work on older condos that don't have much space for new equipment?
Yes. Many of the older Madeira Beach condominiums were built when AC equipment was smaller, and the mechanical closets or balcony spaces are tight. We assess the available space during the site visit and recommend equipment that fits; including ductless mini splits when the existing layout makes a traditional replacement impractical.
