Downtown bungalows and historic homes
These are the homes most likely to have HVAC challenges that aren’t about the equipment itself. The original construction rarely had ductwork. When central air was added later (sometimes decades later) the duct routing had to work around the house as built, and the result is often compromised airflow: long runs, tight bends, and register placement that doesn’t quite reach the rooms that need it most. Some of these homes are better candidates for ductless mini splits, which cool individual rooms without requiring ducts at all. We assess which approach actually makes sense before recommending either.
Subdivision homes along the Pinellas Trail
Standard Florida ranch-style construction from the 1970s through the 1990s; concrete block, central air, ductwork through the attic. These homes were built for air conditioning and generally work well with it. The issues are age-related: systems reaching the end of their expected life, duct insulation that has degraded in the attic heat, and capacitors and contactors wearing out after years of near-continuous Florida runtime. A maintenance visit catches most of this before it becomes a breakdown.
Causeway condominiums and waterfront townhomes
Equipment placement is the first complication. In a condominium, the condenser may be on a balcony, on a rooftop, or in a mechanical room shared with other units. Replacing it often means coordinating with a property manager, an association board, and sometimes a crane. We handle that coordination routinely. The second complication is salt air. Condenser coils on the waterfront corrode faster than anywhere inland. Aluminium fins pit and copper tubing deteriorates. Rinsing the outdoor unit regularly is not optional here. It is the difference between a system that lasts twelve years and one that lasts eight.
Humidity and microbial growth
Dunedin’s proximity to the Gulf means humidity runs higher than even the county average. That shows up on evaporator coils and inside duct systems as microbial growth: the musty smell when the system first starts up. It is not dangerous in most cases, but it is unpleasant and it does reduce airflow across the coil. A maintenance visit addresses the coil directly, and if the source is deeper in the duct system, we can assess that at the same time and scope the cleaning separately.
Ductless mini splits and older Dunedin homes
Dunedin has a higher proportion of pre-1960s homes than most cities in the county, and many of them were built before residential air conditioning was standard in Florida. When central air was added later, the ductwork had to be retrofitted into a structure that was never designed for it. The results range from adequate to genuinely poor: long duct runs with multiple bends, registers placed where space allowed rather than where airflow is needed, and return air paths that are undersized for the system.
In some of these homes, the better answer is not to fix the duct system but to bypass it entirely. A ductless mini split system mounts on the wall and delivers conditioned air directly to the room, with no ductwork required. It is quieter, more efficient per ton of cooling, and can be installed without opening walls or ceilings. For a room that the central system has never been able to reach properly (a converted porch, an upstairs bedroom, a garage workshop) it is often the right solution.
