Air conditioning systems in these homes fight two battles: the heat coming through the building envelope, and the heat the ductwork picks up between the air handler and the registers. The result is that a system rated to cool a given square footage on paper delivers less than that in practice, because a significant portion of the cooling is lost before the air reaches the room.
When a homeowner in central Largo tells us the system runs all day and the house never quite gets to temperature, the ductwork and insulation are worth checking before the equipment. A duct seal or insulation improvement is a fraction of the cost of a new system and sometimes solves the problem entirely.
Subdivisions; south and west Largo
The subdivisions built from the mid-1980s through the 2000s are better insulated, better ducted, and generally better matched to their air conditioning systems. The challenge here is age: systems installed when these homes were built or last renovated are hitting the twelve-to-twenty-year mark, which in Florida is where original equipment starts failing.
The typical pattern is a capacitor or contactor failure first, then (if the system runs long enough) a compressor or evaporator coil. The electrical components are inexpensive repairs. The mechanical ones are not, and that is where the repair-versus-replace conversation becomes real.
Manufactured and mobile homes
Largo has pockets of manufactured housing, and the HVAC setup is different. These homes typically use package units rather than split systems, and the ductwork runs underneath the home rather than through an attic. Accessing the equipment is different, what fails is sometimes different, and the sizing constraints are tighter. We work on package units and manufactured home systems regularly.
Bardmoor, Harbor Bluffs and Ridgecrest
These three neighbourhoods sit at the western edge of Largo, adjacent to our Belleair shop. In terms of drive time, they are among the closest addresses we serve.
Bardmoor is a planned community built largely in the 1970s and 1980s, with a mix of single-family homes and townhomes. The common areas and community infrastructure mean some properties have association rules affecting equipment placement or replacement scheduling. The housing vintage puts many systems in the replacement-age window.
Harbor Bluffs sits between Belleair and Largo proper, close enough to the Intracoastal that salt air is a factor on outdoor equipment; the same coil corrosion pattern we see in Belleair applies here.
Ridgecrest is east of Bardmoor, largely 1970s construction with some newer infill. The older homes here share the central-Largo pattern: limited insulation, ductwork in hot spaces, and systems that work harder than they should for the cooling they deliver.

My system runs constantly but the house never gets to the thermostat temperature. Is that normal?
Not normal, but not uncommon in Largo's older homes. It could be undersizing, duct losses, a refrigerant leak, or insulation gaps. On a genuinely hot July afternoon it can also be the design limit of the system, which is worth ruling out before spending anything. A diagnostic visit tells you which one it is.

Yes. An air handler in an unconditioned garage in Florida works harder than one in a conditioned space, because the air around the unit is already warm. It's common in Largo's housing stock, and it means the refrigerant lines and the air handler itself are dealing with higher ambient temperatures. Proper insulation on the suction line and sealing the air handler compartment help.
